Estate Agents in Tenerife - for long lets or buying property
As you can imagine, there are many estate agents in Tenerife. Known, in the vernacular, as agentes de la propiedad inmobiliaria - or, simply, "Inmobiliarias", to you and me.
When my wife and I first moved to Tenerife, we had a long-let agreement through the office on the complex where we had stayed on all our previous holidays there - Paloma Beach. Back in the early 90s, the office was run by a nice lady called Jean and she organised things for us. (For those regulars or residents based down at the far end of Los Cristianos, where Paloma Beach is, Jean, of course, was the wife of the redoubtable Joe Pegg - a mate of mine and a great character. He's no longer with us and is sorely missed.)
So, you will find that certain apartment complexes to carry out not only holiday lets, but also long-term rentals. When I eventually was living with my current partner, Alison, in her Los Cristianos apartment, we decided to move out to a larger property, out of the town centre and, for this, we needed an estate agent who dealt with long lets. Out of all the estate agents in Tenerife, we were recommended a fellow called Lee, who ran a company called Sovereign Property. Lee took us around and showed us several potential properties and we plumped for one a little bit out in the wilds, just outside the village of Guargacho. If you haven't heard of it, well, neither had I, until we went to live there. (It's not far from Las Galletas and Costa del Silencio.) Even though it was in the middle of an industrial area, was situated over a small, truck-stop Canarian restaurant, where commercial vehicles such as large lorries and cement mixers used to pull up most mornings at about 5 am, it was a great place to live. If you want a place with loads of space, for reasonable rent, move out of town!
Things to ask before you rent
You'll be quoted a monthly fee for the rental. You need to know what you get for your rental money. The best deal, of course, is for electricity and water to be included. That's not always the case, so bear in mind that there may be hidden extras on top of the quoted rental fee.
If the apartment uses gas, it is likely to be from a large cylinder, stored under the sink or somewhere. It's your responsibility, as the tenant, to replace the bottle when empty. You need to disconnect it, load it in your car (I'm assuming you'll have sorted yourself out with one by this time), take it to the nearest place that stocks these gas cylinders and exchange it for a new one.
It's standard procedure in Tenerife, just like in the UK, for landlords to require two months' rent initially, one month being a payment against breakages or damage. When terminating your agreement, you get this back, provided the property is still in good order.
When you've chosen your property and a contract has been signed, the estate agent will collect your rent each month to pass on to the owner and, provided you look after the property, you should have no problems.
